STEP TWO

POST – LICENSING COURSES

Mississippi requires new real estate licensees to complete a 30-hour post-license course within one year of receiving their temporary license, followed by ongoing continuing education requirements for each subsequent license renewal period.

Post-License Requirements

  • New salespersons must complete a state-approved 30-hour post-license course within 12 months of acquiring their license.
  • The curriculum includes a minimum of 24 hours in core subjects like agency relationships, contracts, earnest money, antitrust, fair housing, ethics, and property condition disclosure.
  • The remaining 6 hours cover topics to enhance general competency, such as pricing property, environmental issues, home inspection, leases, property management, and the mortgage process.
  • This course is mandatory; failure to complete it leads to license forfeiture, requiring the candidate to restart the licensing process.

Continuing Education Requirements

  • After satisfying the post-license requirements, licensees must complete 16 hours of continuing education (CE) every two years to renew their licenses.
  • The required CE breakdown includes:
    • 2 hours of Contract Law
    • 2 hours of License Law
    • 4 hours of Agency Law
    • 8 hours of elective courses (such as ethics, technology, property management, or other approved subjects).
